What are the application and income requirements?
Our application process and screening process includes ID verification, credit check, criminal history, landlord verification, and rent-to-income ratio. Landlord verification confirms tenant lease status. Income must be at least 2.5x monthly rent. Verification is through Payscore. A link is sent to the applicant to verify their income direct deposits in their checking accounts. All income must be verifiable income. We may require tax documentation as well.
What fees, do you charge?
We charge a move-in fee, which is paid upfront. We do not collect a security deposit. There is a non-refundable $50 application processing fee required for each applicant 18 years and older. We charge a $45 community fee, $15 trash fee and $12 property damage liability waiver fee (PDLW). There is no broker fee.
Do you accept guarantors?
Yes, we do.
What lease terms are available?
6–12 months.

What is the late fee policy?
A 5% late fee is applied on the 6th of the month. Rent and late fees must be paid by the 10th to avoid further action.

Water is not included in the rent.

Residents are responsible for electricity, cable, and internet.
What are your tenant information sharing and lease information sharing policies?
A resident release and consent form is required to share tenant information.

We are a pet-friendly community and allow dogs and cats. Breed restrictions apply. Limit of 2 pets per home. We use PetScreening.com; only 2 paw scores or higher are accepted. Please create an online PetScreening profile. Pet fee or deposit depends on PetScreening.

For parking, we offer surface lot parking.
All vehicles must be operable with current license plates. No oversized commercial vehicles allowed.
